1031 Exchange Transactions in Taft

Sell one investment and close on the next in time, with you, your intermediary and your tax advisor kept current throughout.

The Exchange Clock Does Not Care About Excuses

Under Section 1031, an owner can sell business or investment real estate, roll the proceeds into replacement property and defer the tax, but only if every rule is followed to the letter. The two rules that catch people are the clocks. Within 45 days after the relinquished sale closes, replacement candidates have to be named in writing. Within 180 days of that same sale, the replacement must be bought and recorded. Neither deadline stretches for a slow lender or a late appraisal. Real Estate Agent Taft handles the property side of exchanges for owners of rental houses, grazing and farm ground, shop buildings and other income property on the west side and beyond. That means pricing and marketing what you are letting go, then tracking down, negotiating and recording the replacement before time runs out. Scouting usually starts before the first sale even records, since 45 days vanish fast. You get regular status reports on both halves, and so do your qualified intermediary, who holds the money, and your tax advisor, who decides what qualifies. Tax advice is not ours to give. Keeping the property side on time is.

Our Half of the Exchange

Here is what we take on during a like-kind exchange.

  • Selling what you are letting go

Priced and marketed with the exchange clocks always in view.

  • Scouting early

Replacement candidates reviewed before the first sale records.

  • Your written list

Choices narrowed early, so the written identification goes out comfortably before day 45.

  • Buying the replacement

Offers, diligence and bargaining aimed at recording with days to spare.

  • Intermediary kept current

Your qualified intermediary receives contract terms and close dates as they firm up.

  • Advisor kept current

Your tax advisor rules on what qualifies. We keep them posted.

  • A single exchange calendar

Sale date, day 45, contingencies and the replacement close tracked together.

  • Any investment real estate

Rentals, ground, business buildings and more, on either half.

An Exchange in Three Moves

  1. Map it

The outgoing property, the target for its replacement and the advisors involved, from intermediary to CPA.

  2. Sell while scouting

The outgoing property is listed as replacements get reviewed, so choices exist the morning the 45-day clock starts.

  3. Name it and record it

Candidates named in writing on time, then the replacement bargained for and recorded before day 180.

What Exchange Clients Rely On

  • Clocks respected

Every exchange date on one calendar. Nobody is caught off guard.

You, your intermediary and your advisor hear about each step as it happens.

We handle the property side. The funds sit with your intermediary, and tax calls rest with your advisor.

  • Day 180 watched
